“How much does siding cost?” is the question we get asked more than any other — usually right after a homeowner has gotten a number from one company that felt high and another that felt suspiciously low. Both can be wrong. Here’s an honest look at what actually drives the price of a siding replacement in Northeast Florida in 2025.

The short answer

For a typical single-story Northeast Florida home (roughly 1,500–2,000 sq ft of wall area), most replacements land in these ranges:

  • Vinyl siding: roughly $9,000 to $18,000 installed
  • Engineered wood (LP SmartSide): roughly $14,000 to $25,000 installed
  • Fiber cement (James Hardie): roughly $18,000 to $35,000+ installed

Ranges reflect typical Northeast Florida projects and are estimates only. Your home’s number depends on size, access, material selection, hidden damage, and project scope.

Two-story homes, larger square footage, complex elevations, and significant rot repair behind the existing siding can push numbers above these ranges. Anyone giving you a hard quote without measuring the home is guessing.

What actually drives the price

1. Square footage of wall

This is the obvious one. More wall = more material and labor. Two-story homes are generally more than 2× the cost of a similar-footprint single-story because of scaffolding, fall protection, and slower install pace.

2. Material choice

Vinyl is the cheapest. Engineered wood is in the middle. Fiber cement is the most expensive but also lasts the longest in Florida’s climate, especially near the coast.

3. Tear-off and hidden damage

Almost every siding replacement we do uncovers at least some hidden damage — soft sheathing, rotted framing, missing flashing. That repair work isn’t in the base estimate because it can’t be seen until the old siding comes off. A reputable contractor will photograph anything they find and get your sign-off before doing additional work.

4. Trim, fascia, and soffit

Most homes need at least some trim or soffit repair while the siding is off. A full wrap-everything-in-aluminum scope adds materially to the price compared to a patch-and-paint scope.

5. Color and finish

Factory-finished panels (e.g., HardiePlank ColorPlus) cost more than primed panels painted on site. They also carry a longer paint warranty and look great on day one.

Watch out for

  • Quotes that are wildly low. Often it means no tear-off, no flashing upgrades, or cut corners on fasteners.
  • “We can waive your deductible.” This is a red flag and is illegal in many states.
  • Vague allowances. A real estimate spells out materials, color, scope, and what happens if hidden damage is found.

How to compare estimates fairly

Make sure every estimate covers the same scope: same material, same trim treatment, same paint approach, same handling for hidden rot. Once those are equal, the prices usually land within a believable range of each other.
